Our Process for Custom Home Building

See the seven steps below for creating your custom home. We’ve put together a solid and reliable process making the building of your new home a fun and enjoyable experience.

Step 1 – CONSULTATION

This is a big step for anyone considering building a new home.  We are excited you have chosen to give us the opportunity to meet with you! Be prepared with an idea or list of items you want in a new home, a budget range you are comfortable with and possible locations of where you would like to live.  We will ask to gather this information from you and make floor plan recommendations from our library of plans or one that you are already considering.  We may take you to visit a home recently built, so you can see layout & finishes.  If you have land, we will visit your property with you.

Step 2 – PLAN SELECTION & STRUCTURAL SELECTIONS

Once a floor plan has been selected and a specific lot has been chosen, items such as Sunrooms, Garage size, Kitchen layouts and finishes will be determined.  We will walk you thru our Home Design Center & explain available choices and elements.  Don’t worry – it’s not time to select specific cabinets or light fixtures.  There will be time for that later! Once we are all comfortable with options selected, such as brick or siding, hardwood or carpet . . . another meeting will be scheduled to present pricing.

Step 3 – PRICING AGREEMENT & CONTRACT

We will start with a base price, add any and all items you consider to be a must, then give you a list of optional items.  Sometimes these optional items can be incorporated in to the contract and decided on at a later date.  Once we agree on the scope of work and sales price, a non-refundable down payment towards your house will be required in order to begin drawing and customizing your house plans.  We will begin writing a contract, which includes everything you have asked for in the home.  You will enjoy customizing your home with our designers & draftsman!

Step 4 – CONTRACT SIGNING & DESIGN CENTER

Once the contract is signed and final plans are approved and a loan or payment agreement has been established, we obtain permits & start construction! Michelle will lead you straight into the Design Center to begin the exterior selection process.  She makes this process fun, exciting, stress-free and ultimately delivers a beautiful home you will be proud of for years to come!  You should expect to visit the Design Center 4 times throughout construction.  We break the selection process down into increments, so it isn’t so overwhelming.  This gives our designers time to pull together gorgeous options to present, as well.

 

Plan to spend 2-3 hours per session and make arrangements for a sitter if you have young children.  We want you to be focused because you will be making important decisions to be enjoyed for years to come.

Step 5 – CONSTRUCTION

We begin with a solid foundation, of course!  You will have the opportunity to visit your home as often as you like during construction.  A job superintendent, Aubrey or Michelle will be on site daily.  It generally takes 5 – 8 months to build a custom home, depending on the size and weather conditions.  For homes over 3,000 SF, it may take longer.  We will ask you to meet on site at certain points, giving you opportunities for customization and important decisions.

Step 6 – COMPLETION

As construction is almost complete, we will ask you to do a final walk-thru with us to correct any concerns you may have, such as paint touch-ups or other items.  We will obtain a Certificate of Occupancy and advise you to make moving plans and arrangements for closing.

Step 7 – MOVE IN!

Welcome to your new home!  We will orient you to your new home & present a Homeowner’s Manual, consisting of important instructions, warranties, phone numbers, paint colors & selections.  Our office is not far away and we honor a 60-day warranty of items that need addressing.  We will also be here for you later, offering a 1-year builder’s warranty from the date of move-in.  Enjoy your new home & we look forward to a lasting friendship!!
